
What a closing! This has been a long time coming for my seller, as it was not a very traditional route compared to most transactions. I’m grateful for the experience and everyone involved. This was a big team effort from the lender, the title company, the seller, and the buyer.
In September, I listed this 2-bedroom, 2-bathroom townhome in Merrimack. It is in the Souhegan Riverview Village Community, which is a 55-and-older community. The biggest challenge we faced was that many people seeking a 55+ community are also looking for single-floor living. Our unit has two sets of stairs for the walkout basement/garage and second-floor primary bedroom.
Fortunately, we found a buyer who was interested but had a timeline that extended past our anticipated closing date. As a result of this, the seller was gracious enough to rent to the buyer until he was able to meet his timeline! In this situation, the buyer opted to represent himself. I made sure to explain to him that I had a fiduciary responsibility to work on behalf of the seller, considering they had already hired me to represent them. The buyer assured me that he was certain he wanted to represent himself and only asked that I assist him in getting signatures on the necessary paperwork, which I was happy to facilitate.
An added layer to this closing was that the seller had moved out of state prior to the closing, and the buyer had a co-signer who was also out of state. As part of the closing process, some paperwork needed to be signed in person in front of a notary. In this case, we needed to find places for the seller and the buyer to do this in two different states and have it sent back to New Hampshire prior to the closing. This involved finding a notary in another state, arranging for the documents to be printed, coordinating with the title company to send the documents to the right place, and then finding a FedEx drop-off location for the documents to be overnighted. We were able to get it all done and officially closed today!
There are multiple layers to every real estate transaction, but this one seemed to have a few more than usual.
